Most home buyers will request a home inspection as part of the offer they write. The purpose of a home inspection is to determine the overall condition of the home and ensure that any problems are uncovered before the close so they can be handled. As the seller, the home inspection is often a cause of anxiety, but it’s important to remember that there’s no such thing as a perfect home. Even in brand new construction, there could be systems poorly installed or non-functioning.

Preparing for a home inspection ahead of time before you list can reduce the opportunity for the home inspection to discover anything unexpected. Consider a Pre-Listing Inspection One of the best ways to avoid costly negotiations and delays due to a buyer’s home inspection is to have one done yourself before you list the home. A pre-listing inspection should be done by a licensed home inspector who will perform the same level of inspection as a one for a buyer. Then you can address any issues found in the inspection before you place it on the market.

1. Check drainage and slopes around the home

2. Check siding and trim for chipping paint or damage

3. Repair any damage or missing roofing

4. Check caulking around windows, doors, sinks and showers

5. Perform routine maintenance on major systems, such as HVAC and furnace, replace filters and consider a tune-up

6. Check for missing or worn grout in tiled areas

7. Check for evidence of leaks in garage or ceilings

8. Open and close doors, cabinets and windows, repair or oil for creaks or sticking

9. Clean everything, remove debris from yard, garage and declutter – everywhere

10. Double check that you have proper placement of smoke and carbon Monoxide detectors.
